Current net surface (m² / sqft): This is the optional current surface amount that can be displayed in the Summary chart. Useful if you want to monitor how the change between the 'current' space use. The chart only displays it in the chart if it is filled in.
Available net surface (m² / sqf): This is the optional available surface amount that can be displayed in the Summary chart. Useful if you know the maximum space of the project, to see how far under or over the generated and planned space is to the available space. The chart only displays it in the chart if it is filled in.
FTE to People Factor: SpacePro works with Full-Time Equivalents (FTE) to calculate space requirements based on the needs of the workforce. Generators can work on FTE, People, The initial setting for this factor comes from the original population, but can be changed here. Example: If people on average don't work full time, but only 75%, you would enter 1.25. So the number of FTE x 1.25 is the number of people.
Nett to gross surface factor: SpacePro assumes that the Space types in the system are defined in a Netto surface dimension, a multiplier, and a Gross surface dimension. Depending on the measurement system you are using the 'Nett' may represent "Nett Square Footage" or NSF. The multiplier factor may then lead to a surface dimension such as USF (Usable Square Footage), or NASF (Net Assignable Square Footage). But it could also represent LSF, or even the actual GSF (Gross Square Footage) of the outside of the building.
In a BOMA setting, you may use this Factor to obtain the "Interior Gross Area" or the "Boundary Area".
In the common Dutch measurement system, the space types would typically be defined in the NEN NO (Netto Oppervlak), and the factor may be set to obtain a VVO (Vrij Verhuurbaar Oppervlak).
The actual labels of the Netto and Gross surface labels are defined in the Custom Labels section of the Settings
Percentage of FTE to use for guests: Some of the facilities and amenities are not only based on the number of employees, but also on the number of visitors. In order to accommodate this, you can enter a percentage that will be added to the FTE size to obtain the number of People including guests, that can be used in the Generators.
